The sun is out, auction clearance rates are down, and although Sydney has been a seller’s market, the figures are showing that the market is starting to turn towards the buyer. Which means now is a great time to act!

If you need to sell a property, get to it!

If you’re planning on buying, it’s time to get serious.

In my opinion, if you’re buying a home, the most important thing you need to think about is where you want to live. It sounds simple, but it’s amazing how many people forgot this basic step.

It’s easy to get caught up in the media hype about “property hotspots”, but unlike buying an investment property, buying a home is a decision to be made with the heart as well as the head.

It’s important to ask yourself what it is that you’re looking for? What are your non-negotiables?

Are you looking for somewhere near friends or family, close to work, in an area that has good schools or somewhere with great public transport links?

If you want to live near the beach, do you need to live within 3 blocks, or is within an easy walk good enough?

Would you get better value for money living one suburb away from your ideal location, or is it worth the extra money for the position?

These are important questions to ask yourself. In 5-10 years, will you look back and wish you’d bitten the bullet and paid a little more, or will you be happy that you got value for money and bought a great home.

It’s hard to look into the crystal ball, but it’s a good thing to ponder.

So whilst I’m saying that it’s all about the heart, I also recommend that you listen to the opinion of experts, because it’s good to hear what they have to say. You may uncover some future planning for your chosen suburb that could make or break your decision.

Just make sure your heart is just as happy as your head.

A great way to do this is to engage the services of a Buyer’s Agent to help you secure your dream home in your dream location. A good Buyer’s Agent is worth their weight in gold.

They often have access to properties before they even make it to the marketplace. They can help you find a home, and then will do the bidding or negotiating for you. They make sure you don’t pay over budget or over market value – which can sometimes happen in the heat of the moment at auction.
